Owner Insite
How to read this. This is Rivas Will's read on publicly observable signals — founder tenure, PE fund vintage, hiring patterns, acquisition posture. It is analysis, not insider information. If you are the founder and we have it wrong, write to Sam — the correction ships in the next update.
Owner Insite LLC is a bootstrapped, family-run construction project management software company based in Austin, Texas. Founded in 2003 by Steve Harper, who remains CEO 23 years later. The company builds owner-side construction PM software — a genuine niche. Most construction software (Procore, Viewpoint, CMiC) is built for contractors. Owner Insite is built for the entity writing the check: school districts, hospitals, municipalities, commercial developers.
Product suite
Owner Insite has expanded from a single PM tool into five products:
- Construction Project Management Software — the core platform. Cloud-based, tracks budgets, schedules, documents, and communications for the project owner.
- Asset Insite — asset management system for post-construction: maintenance, warranties, work orders, asset lifecycle tracking.
- Vault — document control platform for construction and operational documents.
- Facility Insite — capital planning tool for bond packages, facility assessments, and funding scenario analysis.
- Architect Supplemental Instructions (ASI) Management — tracks minor architectural changes during construction.
The product breadth is notable for a 10-person company. Mobile apps are available on both iOS and Google Play (Owner-Insite, Owner-Insite Field Reports, Owner-Insite Issues).
Customer base and traction
Owner Insite claims the platform has been used on "nearly $15 billion worth of projects" across hospitals, K-12 school districts, municipalities, and commercial projects (Crunchbase, retrieved 2026-04-10). The client base is heavily government and institutional — these are sticky, recurring contracts with long procurement cycles and high switching costs.
Monthly web traffic is 4,572 visits (SemRush, March 2026), growing 29% month-over-month. This is low for a SaaS company but consistent with a niche product sold through relationships and government procurement processes rather than inbound marketing.
People
- Steve Harper — Founder and CEO since 2003. 23-year tenure. Still actively running the company (listed as current employee on Crunchbase). Has a podcast ("The Owner Insite Construction Podcast") where he discusses owner-focused construction PM.
- Phil Burke — COO. Two LinkedIn profiles listed (phil-burke-5a917845, phil-burke82), suggesting a long tenure with title evolution.
- Kathy Harper — Accounting Officer. Likely family member of Steve Harper.
- Joshua Harper — Marketing and Product. Likely family member.
- Zach Harper — Content Marketing Specialist. Likely family member.
- Patrick Carpentier — IT Solutions Architect.
This is a family business. At least three Harpers besides the founder are on the team. Family-run SaaS companies have a distinctive exit pattern: when the patriarch decides to exit, the entire operation transitions. The decision is personal, not investor-driven.
Funding and financials
Bootstrapped. No disclosed funding rounds. No investors. No outside board.
Crunchbase places Owner Insite on the "Southern US Companies With Less Than $1M in Revenue" featured list. If accurate, this puts the company below the Rivas Will mandate floor of $2M ARR. I treat this data point with low confidence: Crunchbase revenue estimates for bootstrapped government-facing companies are based on public signals that systematically undercount contract revenue. A 23-year-old company with $15B in project value, five products, mobile apps, and five registered trademarks is unlikely to have stayed under $1M for two decades. My estimate is $1M-$3M ARR, but I flag this as genuinely uncertain.
Aberdeen estimates the company's own IT spend at $627K, which is consistent with a 10-15 person SaaS company running on AWS (confirmed by BuiltWith: Amazon + CloudFront hosting).
Exit signal analysis
Exit signal strength: 2 out of 5.
Positive signals:
- Founder tenure of 23 years is in the top decile for software CEO tenures. At some point, transition becomes inevitable.
- Family business structure means the exit, when it comes, will be comprehensive — not a founder stepping back while the company continues.
- The owner-side construction PM niche is defensible and acquisition-worthy for a larger platform (Procore, Trimble, Oracle Aconex) looking to serve both sides of the table.
- Government/education/healthcare client base is sticky and valuable.
Negative signals:
- No investors means no forced timeline. Family businesses often hold for decades.
- Revenue may be below the $2M ARR floor for institutional buyers.
- The podcast and active content marketing suggest Steve Harper is still engaged and building, not winding down.
- No "next chapter" or "exploring opportunities" signals on any public profile.
- No corporate development hiring, no banker engagement signals.
The honest assessment: Owner Insite is interesting as a niche construction software company with a long-tenured founder, but there are no active exit signals. The company is worth monitoring — a title change for Steve Harper (to "Founder" or "Chairman" without "CEO"), a new outside COO hire, or any PE outreach would change the signal strength materially.
Founder's prior-company pattern: no publicly documented prior-company-founder role (re-verified 2026-04-30). Applying the founder-prior-company heuristic to Steve Harper, a paid SERP query ("Steve Harper" Austin construction software founder before Owner Insite) returned multiple Steve Harpers and no clear pre-2003 founder role attributable to Owner Insite's Steve Harper specifically. A direct fetch of the company's about page does not name him or reference any prior company. The honest read is that Owner Insite is Steve Harper's first and only documented founder-CEO role — distinct from the "founder who sold his last company" exit-prone pattern and distinct from the Ty Witmer-at-ProjectTeam family-succession pattern. The first-time-founder signal compounds with the existing 23-year tenure and family-business structure: any sale would be a first-time-seller event for Harper, which means the buyer who lands a conversation needs a patient, education-led posture rather than a transaction sprint. This does not change the 2/5 strength but it sharpens the buyer-pitch read in the same direction the ProjectTeam refresh sharpened that prospect's: a generic-teaser approach to a multi-decade-tenured family-business founder is the wrong posture, and the buyer who builds a relationship over years is the one most likely to be in the room when the conversation actually opens.
Side note from the same fetch: the about page describes the company as having "empowered private and public sector owners" since 2009, while the brief above and Crunchbase both record a 2003 founding. The 2009 date likely reflects a current-product-line or rebrand cutover rather than a true founding date, but I have not yet found a primary source that resolves the 2003 vs 2009 discrepancy. Flagged as an open question for the next refresh.
Signal 6 — content cadence and false-pivot annotation (added 2026-05-01)
Cycle-back 36h after the 2026-04-30T03:19Z TRAVERSE. Two corrections plus a new sparse-cadence read.
Cloudflare-locked premise was wrong. The 4/30 update recorded owner-insite.com/news/ as Cloudflare-blocked on wpenginepowered.com. The 5/1 re-attempt with a browser User-Agent (Chrome/120 instead of curl default) returned HTTP 200 on the main site's /press/, /blog/, and individual post URLs. The press subdomain may still be locked, but the main-site press and blog pages are reachable for direct-fetch dateline scraping — the same playbook that worked on Curve Dental, Actionstep, DSN Software, and ProjectTeam. The Owner Insite case is no longer a documented exception to the press-cadence-direct-fetch rule promoted on the prior update; it is an escalation case for browser-UA spoofing.
Press cadence is exceptionally sparse — and stale. The /press/ page tiles six articles. Five of the external press-release URLs visible in the markup are PRWeb releases from 2017-2018 (PRWeb 14058822, 14058856, 14122799, 15096192, 15219925, 15284762, 15476889) — Owner Insite has not issued a syndicated press release in approximately eight years. The sixth tile, "How One Software CEO is Combining Accountability and Software to Change the Future of Construction," links to a Markets Business Insider URL (markets.businessinsider.com/news/stocks/...-1031126066) that returns HTTP 404 on direct fetch in 2026. The piece quotes Steve Harper but the date is unrecoverable from the live URL. Read: Owner Insite is not running an exit-prep optics program. Companies stacking buyer-side optics push a press tile per quarter at minimum; eight years of dated-null press is the opposite signal.
Blog cadence is also sparse. Five recent posts surfaced via JSON-LD article:published_time: Maggie Kuyper "Classroom to CEO" (2024-11-29), AI for Construction Project Owners (2025-06-12), Owner-Centric Project Clarity (2025-06-09), High Cost of Staying Passive (2025-09-29), After the Vote (2025-11-24). Most recent dated post is 24 November 2025 — five months ago at this update. Approximately 5-6 posts per year over the last 18 months. The 2025-06-12 AI post pre-dates the 2026 cross-prospect AI-on-vertical-workflow cluster (Curve Dental Q1 2026 launches + Descartes Idelic 23 April 2026 + DSN Software AAOMS 9 September 2025 + ProjectTeam buyer's-guide 30 April 2026). Owner Insite is not in the AI optic cluster — its single AI-themed blog post is 11 months stale and discusses owner-side AI consumption, not Owner Insite product capability. This is consistent with the family-business posture and is not, on its own, a negative signal — but it removes Owner Insite from the cross-prospect pattern that ProjectTeam, Curve, DSN, and Descartes all participate in.
False-positive: April Fools' Day "pivot" announcement. A SERP query for "Owner Insite 2026" surfaces a 1 April 2026 Instagram post (instagram.com/p/DWmBqpJCRQo/) reading "Big announcement: we've decided to pivot. Owner Insite is now officially a platform built for general contractors! ... Happy April Fools' Day! Now go check on your project." This is a deliberate satire — Owner Insite's entire 23-year strategic positioning is owner-side construction PM, the polar opposite of general-contractor tooling, and the joke turns on that contradiction. Annotated here so a future SERP-driven beat does not parse the snippet as a real strategic-shift hot event. The post is consistent with the casual social-media posture of a 10-person family business; it is not consistent with a banker-engaged exit prep program where every public communication runs through legal review.
Steve Harper's parallel Ripple personal brand. Harper's LinkedIn URL is linkedin.com/in/ripple; his Instagram is @rippleon; he hosts "The Ripple Effect Podcast with Steve Harper" via Ripple Central, a separate relationship-strategy / coaching / authorship venture distinct from Owner Insite. The most recent published episode of that podcast is 10 February 2026 (Podnews episode listing). Owner Insite's /press/ page also features Harper's separate "Owner Insite Construction Podcast" — so Harper is running two parallel podcasts in 2026, one industry-vertical and one personal-brand, while still serving as Owner Insite CEO. This is a hedging pattern: Harper has personal-brand infrastructure that survives any Owner Insite outcome (sale, succession, retirement). Not a hard exit signal but a soft "founder has built parallel identity beyond the operating company" datapoint that compounds with the 23-year tenure and family-business structure. The Maggie Kuyper "Classroom to CEO" 2024-11-29 blog post is a different signal — Kuyper joined Owner Insite as a customer-success analyst in 2023 and the post profiles her growth into a CSM role, not into the CEO seat; the headline is a play on her career arc, not a succession announcement.
Read on signal strength: 2/5 held. The new datapoints are net-neutral. Negative direction: sparse 8-year press cadence, sparse blog cadence, NOT in the 2026 AI-feature cluster, casual social-media posture inconsistent with banker prep. Soft positive: Harper's parallel Ripple brand suggests post-Owner-Insite identity is already built. Net: family-business, niche-defensible, no active exit prep, monitor at quarterly cadence rather than 2-week.
